Sydney’s rental market remains strong, but conditions are beginning to shift.
Vacancy has increased to around 1.7%, giving tenants slightly more choice than they had earlier this year.
For landlords, that does not mean demand has disappeared. It means how your property is positioned matters more.
Rents Remain Resilient
Sydney rents remain at historically high levels.
Domain recorded median house rents at a record $850 per week in the June quarter, following a $50 increase in just three months.
Unit rents also reached a record $780 per week.
More recent SQM data shows Sydney asking rents remain higher than a year ago, with houses up around 4% and units more than 6% higher.
More Choice Means More Competition
When rental availability is extremely limited, tenants have fewer properties to choose from.
As more properties become available, that starts to change.
Tenants can compare their options and become more selective about value, presentation and the overall quality of a property.
For landlords, simply listing a property and expecting a strong result is no longer enough.
Getting the Strategy Right
Presentation, accurate pricing and strong marketing can all influence how quickly a property leases.
Responding quickly to enquiry also matters.
The goal is not simply to achieve the highest possible weekly rent. A strong result also means attracting the right tenant and minimising unnecessary vacancy.
At Saliba, we now manage 524 properties and have welcomed 131 new managements so far in 2026.
As the rental market evolves, good property management becomes increasingly important.
